Doraville Real Estate

Doraville is a suburb of Metro Atlanta, and is located about 12 miles Northeast of Midtown Atlanta. It is best known for the international dining of Buford Highway and the location of Assembly Doraville.
Doraville Georgia
Doraville was founded in 1871. In the 1940’s General Motors selected Doraville as the site for its new assembly plant which operated until 2008. The plant “exploded” the growth of Doraville in the 40’s and 50’s. Guilford Village was its first subdivision, built by Southern Builders and Engineering Company. The city annexed Northwoods in 1949 and Oakcliff in 1958.
Why Do People Live Here?
Doraville’s location is very central to many of the business centers of the metro Atlanta area. Whether it’s Buckhead, Midtown or Downtown, the Perimeter or Cumberland/Galleria, the city’s close proximity to both I-85 as well as I-285 help minimize what are already long commutes in the city.
For those fortunate enough to work close to a MARTA transit station, Doraville is the last stop on the Gold Line of MARTA, and is a direct route through Chamblee, Brookhaven, Buckhead and Midtown into Downtown Atlanta.

What are the Neighborhoods Like?
Because each neighborhood (or subdivision) within the city of Doraville were built at different times, you will find a variety of architectural styles. Most notable is the Northwoods neighborhood, which is filled with mid-century modern ranch and split-level homes. The streets are lined with granite curbing (not concrete!) and as the name implies, a very wooded area. Additionally, there are the areas of Oakcliff, Tilly Mill, and Winter’s Chapel. Numerous parks dot each neighborhood, from Brook and Autumn Parks in Northwoods, Halpern in Tilly Mill, English Oak in Oakcliff, and Halpern Park in the Tilly Mill area. Also, Honeysuckle Park is the most “active” park with softball fields, and the Forest Fleming Arena.
Neighborhoods have seen minor infill new construction, but many homes are being purchased and renovated to retain their mid-century charm. Growing families may find homes limited in size, but the character of them, along with the ITP (Inside the Perimeter) location a worthy trade-off. The largest new construction area is that of Carver Hills, which is a planned community of townhomes and single family homes by Century Communities.
What’s going on In or Nearby Doraville Georgia?
Doraville has seen minimal development until recent years. The General Motors Plant was purchased in 2014 by the Integral group, but the RE-development of the site has moved at a snail’s pace. As of 2019, there is Third Rail Studios, Asbury Automotive (an Infinity and Nissan dealership) and the Serta Simmons headquarters. In 2020, the remaining acreage was purchased by Gray Television. Initial indications show that the site will mostly become another movie/television production site with the large warehouse-type buildings that are associated with such a facility. There were tentative plans (like the land was under contract) to build a HUGE apartment complex as well as a townhome community. It remains to be seen if Gray Television will honor those agreements. in 2020, they purchased Third Rail Studios, to incorporate it into their studio plans. Don’t expect to see any retail/restaurants on the site.
Additionally, Doraville’s main thoroughfare is Buford Highway. It is best known for its international dining options from outside I-285 all the way into Chamblee and Brookhaven.
There are other choice sites for redevelopment (the old K-Mart) and shopping centers filled with wholesale shops that will see changes in the years ahead. The KMart building was FINALLY demolished in 2021…but no further movement on development has been seen (As of January, 2022.) There is a new apartment complex under construction at Tilly Mill Road and Peachtree Industrial Blvd. that will give Doraville much need new rental inventory. Part of the old Friday’s Plaza shopping center was torn down to make way for the new construction. The developer left some of the existing shopping center and it will hopefully gain some new tenants. The apartment building itself will not have any retail associated with it.
What Schools will the Kids Attend?
This is currently in a state of flux (2019) as a new elementary, Doraville United will open in 2020 on Shallowford Road, just South of the Downtown area. Additionally, a new high school to replace the aging Cross Keys High School is going to be built. It’s best to say, check the Dekalb County Schools website for more information about where kids may go to school in the 2020 school year….and beyond.
